Thinking of selling your home?  Even if you’re not planning on moving for a while, there are a few things about selling that you should know.

The first thing is that not all information is equal.  The internet is a wonderful resource, but it is also the largest source of unverified information in the world.  There are so many reasons to be wary of assertions made online — the information could be outdated, the author could be lying (it does happen, though not as frequently as it could) or guessing, the author could be misinformed, etc.

And finally, every home sale is unique.  You are an individual; you deserve to be treated like one.  You have specific goals for the sale of your home, and in order to realize those goals in today’s tempestuous housing market, all these things have to go right:

  • staging & preparing the home for maximum buyer appeal
  • pricing the home competitively
  • effectively marketing the home
  • coordinating showings
  • receiving & evaluating offers, including ensuring buyers’ ability to pay
  • negotiating counteroffers, as well accurately estimating the sellers’ proceeds
  • preparing and reviewing the contract
  • appraisals, inspections, & reviews — the “deal killers”
  • repairs & replacements
  • preparing pre-closing documents
  • reviewing closing documents & resolving last-minute issues
  • closing the transaction
  • coordinating the move
